I am debt free except for my two mortgages. One is a rental prop in CA and other prop in TX in which i live. Im debating on whether or not i should sell my rental property in CA when lease expires  to pay off my TX home.  Tenant is very responsible and lease will expire next year in May.


I work 12 hour rotating shifts as an IT analyst at our local hospital but I’m looking for a side If you owed 150k on your mortgage would you pay the balance off in 3 years or invest that money into stocks, 401k, Roth etc?


Soon to be college grad here about to start my first “grown up” job. What are some financial tips and tricks you wished you started doing right out of college? Any advice is so appreciated!


Is it a good idea to use my emergency fund to payoff the last of my credit card debt? It’s my I have bought $60,000 worth of Apple stock in Brokerage link account with Fidelity 401k. Will I be taxed extra on the gains once I retire and start to draw off of the gains?
